Do you happen to sell just the motor for these steps? I have a 2018 Coachmen Mirada 35BH and my steps stopped functioning and it is now in the locked out position.

The replacement motor you need is the # LC183058 for the Lippert Tread Lite steps # LC353543 that you referenced.
It could be the sensors on the door of your RV that's either failed or fallen off. You might check there to verify that the magnets are there and working properly. These sensors basically are what tells the steps your door is open or closed and needs to retract or extend. Since the step is stuck in the out position and the magnets being near each other is what tells the steps to retract it's very possible your magnets aren't getting close to each other for some reason.
