only function that does not work is automatic open and close of the vent door everything else works correctly

The MaxxFan Deluxe Roof Vent w/ 12V Fan # MA00-07500K requires you to press the button on either remote or the vent to lift it open or closed. The fan will automatically kick on and off when in auto mode but the lift itself will require the user.
If you're saying the lift isn't working at all with the remote or by pressing the button on the vent then the lift operator is malfunctioning and needs to be replaced with # MA10-20281K-1AF.
