It sounds like the internal screw mechanism in your landing gear is damaged. This would explain why the motor works but still no lift and why with gravity's help it will lower only.

When it comes to jacks, winches and landing gear we suggest choosing an item with more capacity than you actually need. Using an over-spec jack means it has to work less hard to do the job and may potentially last longer since it is not being operated near its maximum limit.

We do offer a range of powered landing gear that can be seen on the link at right. For maximum capacity I suggest the weld-on Ultra-Fab # UF17-943010 which features dual motors for easier leveling, 38-inch travel at a 15-seconds-per-inch rate and extra-large foot plates to prevent sinking into soft ground.

At right you will find a link to the installation and operating instructions.
