Enclosed trailer attached to dept van for large community events. Sits in an uncovered lot otherwise, need a cover to protect against elements in Houston Texas. 6 x 12 single axle expedition series 2013 year of purchase

For your application I recommend going with the Adco RV Cover for Travel Trailers up to 15' Long - Tan # 290-74838. This is built for trailers that will be sitting for long periods of time like what it sounds like your trailer will be doing. There are cinch straps in different locations so while this can fit trailers up to 15' long, you will be able to fit it to your 12' trailer just fine.

When you store your trailer for long periods of time it's also a good idea to lift it by the frame so the wheels aren't load bearing the whole time, and it doesn't hurt to let a little air out of the tires (not much) so they aren't stretched to the max. This helps prolong the life of your tires.
