If you still have the original water heater in your 2012 Keystone Montana then the options currently available are going to be a bit smaller so you may have to do a bit of framing in order to mount a new water heater. Luckily, we have a video already made showing how to accomplish this, which I've attached below.

As for the replacement, I recommend the Furrion RV Tankless Water Heater # FR93FR. This water heater has a 60,000btu rating and can produce 144 gallons of hot water per hour. With the unit being tankless you'll have hot water on-demand instead of having to wait for the water to heat up inside of the tank. This unit comes with three different door sizes, which I've listed below. You'll need to measure your current door and choose the matching size to keep a factory look and properly cover the opening.

You'll also want to pick up some butyl tape # AL28FJ to place on the back side of the mounting flange for both the unit and the access door. To finish your waterproofing you'll also need some non-sag sealant # 344270341437-1 to go around the outer edge of the access door.
