How can I replace my broken one with the new one without going on top of the trailer?

You have to get to the topside of your trailer because the Replacement Operator Mechanism for MaxxAir MaxxFan Plus or MaxxFan Deluxe Roof Vents # MA10-20281K-1AF is located on the top of the vent.
