How To Deal With Dried Cracking Sealant On Your RV

Question:

Had our trailer reroofed 2 years ago with Xtrm pvc the seal around the perimeter is cracked and leaking State Trailer said this isn’t unusual for Xtrm sealant which doesn’t sound right to me but sealant is cracked around the perimeter. I did see the problem until winterizing and now the temps are in 40-50’s degrees. Salesman said it’s not a problem with this sealant do you agree? Is a heat gun and putty knife the way to go for removal? Thanks

Hey Ty,

I have not had that kind of experience with the LaSalle Bristol XTRM Sealant # 344270341437-1 (non-sag) or # 34427034145-1 (self-leveling). I wouldn't really recommend heating up the sealant as you could potentially also damage the roof membrane. I normally just wipe down old sealant with a rag and some alcohol really good and pick off any dried up pieces that break free, but try not to pull on the membrane at all. Once cleaned I'll usually cover it with another healthy layer of sealant.

Trying to scrape the sealant off of the membrane is exhausting and will typically either stretch or rip the membrane and give you more issues. If this is against a fiberglass or metal siding then you have a bit more wiggle room to scrape off the sealant but I'd use plastic/composite tools like # PT73HJ to avoid scratching or digging into the siding.
