Thanks for the pictures and reference number! Based on that I was able to determine that the correct replacement motor is # LC383741.

If you have the MaxxFan part #MA00-04000K you need the replacement circuit board part #MA10A21276K as yours is damaged which is what's causing the strange behavior of yours.

I spoke with my contact at Lippert and he confirmed that the Lippert Components Power Tongue Jack 1817941 #LC285318 can be rotated to be best orientated for you. The jack can be un-bolted, rotated, and reinstalled.

You could use the 2-wire Propane Gas and Carbon Monoxide Detector part #RS34FR in place of the Atwood 36681 that you referenced. This would fit in the cut out you have now and has a flange that is large enough that would cover the hole.
