The clicking sound you're hearing indicates that the lift operator of your MaxxFan Plus Roof Vent w/ 12V Fan and Thermostat - Manual Lift - 10 Speed - White # MA00-04000K has stripped gears or some other form of damage preventing it from properly operating. You can replace it with the Replacement MaxxAir Roof Vent Manual Lift Operator # MA10-20281K-3CF to alleviate this issue.
