jack does not work with power or when I try to crank it manually

Most often when a powered trailer tongue jack will not operate the issue is with the wiring: a weak battery, loose cables, etc. But if your jack does not operate manually either, using the hand crank function, then this tells us there is likely to be corrosion/wear/damage in the actual mechanism.
If the jack is quite old I suggest replacing it. If you prefer we do offer re-build kits for many of the brands we carry.

If you select a new jack I recommend using one rated higher than your actual requirement as this helps extend the jack's working lifespan.
