It sounds like your propane regulator is bad and needs to be replaced. These are not repairable which is why you need to replace yours and it's pretty easy to do. I see you were looking at a dual stage regulator so if that is what you have then you just need to choose the one that has the vent oriented correctly, part # 108221 for horizontal or part # 108220 for vertical.
