Does it work with tst770 rv. 4 tc? 2 sensors stopped working. Batteries changed. Also one does not seat properly and leaks air.

Yes, the Brass Tire Sensors for TST TPMS # TST24FR will work with your TST TPMS for Trailers and Cars # TST44VR as a replacement sensor.
The current sensor could have trouble with the seating due to damage to an o-ring, so you can get the Replacement O-ring Kit for TST SE2 Cap Sensors # TST39FR to replace them. When you get your new sensor, if it's still having trouble with seating or with a leak, then I'd suspect that it's due to an incompatibility with the sensors and your valve stems, in which case you would need to move to a valve stem that is confirmed to be compatible, like the Americana Metal, Bolt-In Valve Stem # AM20906.
