Question:
I just bought the vehicle and am trying to figure out if I need the plain flat 4 pin wiring kit 118263 or the Curt C56225 kit. I see there is a plug by the rear axle and spare tire that looks just like in the install video. Does this mean I just need part # 118263? Thanks for any help you can give on this. Id had to buy parts I dont need and remove panels that I dont need to remove.

You can actually use wiring harness # C56225 OR # 118266 on your 2012 Nissan Xterra. Ultimately it depends on what type of connector the trailer requires. If the trailer requires a 4-Way flat then you would use # C56225 but if it requires a 7-Way then use # 118266. But if your Xterra did not come with the factory tow package, it is possible that not all of the functions on the 7-Way harness will work.
For a trailer hitch you can use # 13514 that you have referenced. To complete the towing set up I reocmmend etrailer ball mount kit # 989900. It comes with 2 ball mounts, 2 balls, a hitch pin with clip, and a storage bag.
