Hey Matt!

The best regulator for your 100 lb Propane Tank is the MB Sturgis Horizontal 2-Stage Propane Regulator # 108221.

You should be able to hook the regulator up to your tank using the MB Sturgis Propane Pigtail Hose # 100019-60 and Adapter # 402258-MBS. I'm not sure what would be needed to hook up to your water heater, but if you can let me know what type of connector that has on it I might be able to help out!

Thank you so much big help. The connector is a half inch metal. Would you know what propane line is best to use?

@Matt Something like the MB Sturgis Propane Hose # 100040-72-MBS with 3/8" Male NPT x 3/8" Female Flare Swivel ends could work but you'll need to use a digital caliper to verify the exact size or reach out to the water manufacturer (or check the manual) to figure out the exact fitting. Propane connectors are all REALLY similar in size and can be pretty difficult to get a correct read by using a tape measure which is why we need more of a precise measurement. I'm attaching a link to a helpful article on propane fittings for your reference as well.
