is there a issue with the sidewall cracking in different areas of both tires or do i have a isolated problem

I actually have this same problem, though it is occurring on my car and not a trailer. I spoke to our resident tire expert and he stated that this happens from the UV rays in the sun. It is not an immediate concern unless your tires are losing air pressure. If this happens they will need to be replaced.
If the tires do need to be replaced at some point, I also recommend cleaning out the wheels where the tires normally cover them. Gunk can build up in there and also cause tire pressure loss. It has happened to me on several occasions.
What you can do to help prevent weather damage to your tires is to use covers when the trailer is sitting. I have included a link to our tire covers for you to view.
